What it costs
Priced on site, before we start
Every hoarding cleanout is different, so we quote it on site: by the trailer space it takes (from $259 for a quarter load to $649 for a full one), plus time for heavy sorting or bagging if the home needs it. Many homes take more than one load. You get one firm price before we start.
Every price includes labor and loading from anywhere on the property, hauling, disposal and a sweep-up. Your on-site quote is the most you'll pay. If it packs tighter than we estimated, the price goes down.

Walk through together
With you or whoever is responsible for the home. We look at every room and give you one firm price before we start.

Sort as we go
Papers, photos and anything that looks personal or valuable are set aside for the family. Usable things go to donation whenever possible.

Room by room
We clear one area at a time, so you can see progress, and we work around the family when they need a break.

Swept and reported
We sweep up as we finish and send photos when it's done. Deep cleaning and repairs come after us.
Before we come
- Decide who makes the calls on site: what stays, what goes and what to watch for.
- Tell us what's in the home when you book, like pests, mold or animal waste. We'll plan for it, and we'll tell you if a specialty cleaner needs to go first.
- Make a short list of things to look for, like papers, photos, cash, jewelry or keepsakes.
- Check where a truck and trailer can park, since a big home can take more than one day.
Where it goes
- Usable furniture and household goods go to local donation centers whenever possible.
- Metal, appliances and electronics go to recyclers.
- Trash and anything damaged goes to the landfill.
- Biohazards, sharps and medical waste are left for a licensed biohazard cleaner. We can't haul them.
Hoarding cleanouts: common questions
Will you be respectful of my family member?
Yes. This is hard on everyone involved. We don't lecture, we don't rush the person whose things they are, and anything that looks personal is set aside for the family.
How much does a hoarding cleanout cost?
It depends on how much there is and how much sorting it needs, so we quote it on site. Do you handle biohazard cleanup?
No. We can't handle biohazards like heavy animal or human waste, bodily fluids, needles or medical waste. If a home needs that, a licensed biohazard cleaning company goes first, and we clear the rest after.
Can the job take more than one day?
Yes. Bigger homes often do. We'll plan the days with you and quote the whole job up front.
What happens to papers, photos and valuables?
We set aside anything that looks personal or valuable, like papers, photos, cash and jewelry, for the family to go through. Tell us about anything specific you're looking for.
Will anyone know what the house looked like?
Not from us. We take before-and-after photos for our records, and if we ever show one publicly, it never shows house numbers, faces or anything else that identifies you. We don't talk about a customer's home with neighbors.
Do you work with landlords and property managers?
Yes. For a unit a tenant left full, we can work from a lockbox or the leasing office, send photos when it's done and invoice the management company.
