What it costs
Pay only for the space you use
Priced at our property trash-out rates, by the space everything takes: from $239 for a quarter trailer. A studio or one-bedroom is often a quarter to a half trailer. Heavy materials like tile, drywall or carpet can add a surcharge. These are already property rates, so the online and curbside discounts don't apply.
Every price includes labor and loading from anywhere on the property, hauling, disposal and a sweep-up. Your on-site quote is the most you'll pay. If it packs tighter than we estimated, the price goes down.

Send the work order
Book online, call, text or email with the property, unit and access notes.

We look at the unit and confirm the price with you by phone or text before we start.

Clear and sweep
Everything left behind comes out, from any floor, and the unit is swept.

Photos and invoice
We send photos when it’s done and invoice the management company, with the property and unit on it.
Before we come
- Make sure you have legal possession: the writ has been executed, or the unit is abandoned under your lease and Texas law. We can't make that call for you.
- If your lease or attorney says to hold anything, set it aside or tell us what to leave.
- Give us access: a lockbox code, gate code or leasing-office contact.
- Mention stairs, elevators and where a truck and trailer can park.
- Point out paint, chemicals or anything hazardous you know about. We can't haul them.
Where it goes
- Furniture and household goods in good shape go to local donation centers whenever possible.
- Metal, appliances and electronics go to recyclers. Refrigerators have their refrigerant recovered first ($40 Freon fee).
- Trash, spoiled food and damaged items go to the landfill.
Eviction cleanouts: common questions
Do you help on eviction day?
Yes. Eviction set-outs are a separate service: a 2-person crew moves belongings out while the constable is there. Rates and terms are on our property manager page.
Can you clear a unit before the eviction is final?
No. We only remove belongings once you have legal possession of the unit. If you're not sure, check with your attorney first.
How do you price an eviction cleanout?
At our property trash-out rates, by the space everything takes: from $239 for a quarter trailer up to $649 for a full one, plus tax. Heavy materials like tile, drywall or carpet can add a surcharge.
Do I need to meet you there?
No. Give us a lockbox code, gate code or leasing-office contact, and we'll send photos when we're done.
Do you invoice management companies?
Yes. We invoice the company by email, Net 30, with the property and unit on each invoice.
What if the tenant left a car, a safe or a piano?
Vehicles are towed, not hauled, and we don't take pianos, pool tables or gun safes right now. We'll clear everything around them and let you know what's left.
