What it costs
Pay only for the space you use
Estate cleanouts vary a lot. Some are a single room after an estate sale; a full home can take more than one trailer load. We walk through with you and quote it on site.
Every price includes labor and loading from anywhere on the property, hauling, disposal and a sweep-up. Your on-site quote is the most you'll pay. If it packs tighter than we estimated, the price goes down.

How we do it

Walk through together
With you or whoever has access to the home. You show us what stays; we give you a firm price before we start.

Set aside
Anything personal we come across, like papers, photos or keepsakes, is set aside for the family.

Sort and haul
Usable furniture and household goods go to donation whenever possible, metal goes to recycling, and the rest is hauled away.

Swept and reported
We sweep up, then send photos and the invoice to whoever needs them, even if you're out of town.
Before we come
- Take what the family wants first, or mark it: tape, sticky notes, or a whole room we don't touch.
- Tell us what to watch for, like important papers, jewelry, cash or a particular keepsake.
- Set aside paint, pool chemicals and cleaners. We can't haul them; the list below shows where they go.
- Having an estate sale? Call us for the day after. We'll clear whatever didn't sell.
- Can't be there? Arrange access through a lockbox, a realtor or a family member.
Where it goes
- Furniture and household goods in good shape go to local donation centers whenever possible.
- Metal, appliances and electronics go to recyclers.
- Paint and chemicals stay behind for the city's household hazardous waste program (see below).
- Everything else goes to the landfill.

Most estates have paint, pool chemicals and cleaners in the garage. We can't haul them, but every city we serve has a way to get rid of them:

Donating the good pieces first?
- Habitat for Humanity of Greater Garland ReStore2909 Broadway Blvd, Garland. Takes furniture, appliances and building materials, and offers donation pickup.
- Dallas Area Habitat for Humanity ReStore2848 Walnut Hill Ln, Dallas. Free pickup for items in good shape. No mattresses, box springs or used rugs.
- Habitat for Humanity ReStore McKinney2060 Couch Dr, McKinney. Free pickup for larger donations.
- Helping Hands of Rockwall County Thrift Store950 Williams St, Rockwall. Can pick up large furniture. No broken appliances, tube TVs or older mattresses.

Estate cleanouts: common questions
Can you set things aside for the family?
Yes. Show us what stays, or mark it however works for you, and we'll leave it alone. If we find papers, photos or anything that looks personal, we set it aside and ask.
Can you meet a family member or realtor instead of me?
Yes. We can work with whoever has access to the home and send you photos and the invoice when we're done.
What happens to usable items?
Whenever possible, we take usable furniture and household goods to local donation centers and recycle metal and other materials. The rest goes to the landfill.
Can you come after an estate sale?
Yes. Right after an estate sale is a good time to call. We'll clear out whatever didn't sell.
Do you work with estate-sale companies?
Yes. The usual order is family first, then the estate sale, then us for whatever didn't sell. Tell us the sale dates and we'll plan around them.
Can you take a piano, pool table or gun safe?
Not right now. We'll work around them; those pieces need a specialty mover.
Do you handle hoarding cleanouts?
Yes. Homes that need everything out are quoted on site and handled discreetly. We don't handle biohazards or medical waste.
