FAQ
Frequently asked questions
Booking & scheduling
Can I book online?
Yes, any time, day or night. Tell us what needs to go, add photos if you like, and pick a 3-hour arrival window starting the next business day. It takes about a minute, and you'll see your booking confirmed right away.
Can I get a price by text?
Yes. Text a few photos of the pile to (214) 225-0878 and we'll send back a ballpark range. Your firm price always comes on site, before any work starts.
How soon can you come?
Online booking starts the next business day. If it's urgent, call or text and we'll fit you in as soon as the schedule allows.
What are your hours?
Monday through Friday 8am to 6pm, and Saturday 8am to 4pm (the landfills close early on Saturdays). We’re closed on Sunday.
What if I need to reschedule or cancel?
Just call or text us. There's no fee to reschedule or cancel a booked visit. The more notice you give, ideally the day before, the easier it is for us to offer your time to someone else. (Eviction set-outs for property managers have their own terms.)
What happens if it rains?
Light rain doesn't stop us. If there's lightning, ice or a severe storm, we'll call to reschedule at no charge. And if you'd rather not have your things loaded in the rain, you can move your visit for free.
How will I know when you're coming?
You pick a 3-hour arrival window when you book, and we send you a reminder the day before and an hour before your window starts.
I live in a gated community. Can you get in?
Yes. Put the gate code in your booking notes, or tell us to call you from the call box. If your HOA has rules about trailers or work hours, let us know and we'll work within them.
On the day
Do I need to move anything before you arrive?
No, that's the point. We remove items from wherever they sit: attic, basement, backyard or a third-floor office. All the lifting is on us.
Do I need to be home?
Not necessarily. For curbside or garage pickups, we can confirm the price by phone or text, handle payment remotely, and send you photos when the job's done.
How long does a job take?
We set aside 2 hours for each visit, including the quote. A single item often takes much less; a full garage or a whole house can take longer, and we'll tell you how long when we quote.
What if there turns out to be more than I thought?
No surprises. The firm price we give on site covers what you showed us. If you add things after that, we show you the new price before we load them. And if it all packs tighter than we estimated, the price goes down.
Do you clean up?
Yes. Every job ends with a sweep of the area where your things were.
Pricing & payment
How does pricing work?
You pay only for the space your items take up in our 16-yard trailer, not by the hour. We give you a firm price on site before any work begins, and that's the most you'll pay. A full trailer load runs $649, plus sales tax.
Is the quote really free?
Yes. We come out, look at your items, and give you a no-obligation price. If it's not for you, no hard feelings, and no pressure.
Do you offer any discounts?
Yes, two, and they combine. Book online through our website and we take $20 off your on-site price. Curbside pickup is $30 off ($15 on a single item) when everything is at the curb, in the driveway or in an open garage, at ground level, when we arrive. They apply to junk priced by trailer space, from single items to full loads, including cleanouts, not to teardowns (hot tubs, sheds, decks, fences and playsets), carpet removal, construction debris or property-manager rates. Bookings by phone or text are full price, but you can text us a photo for a ballpark first and then book online.
Is sales tax included?
No. Texas taxes junk removal, so sales tax (8.25% in most cities we serve) is added as its own line on your quote and invoice.
Are there any extra fees?
Only for items that cost extra to recycle: $40 for each refrigerator, freezer or window A/C unit, $35 for each tube (CRT) TV or monitor, and $15 per tire ($35 for larger tires). Visits we arrange before 8am, after 6pm or on Sunday add $75. Mattresses, flat-screen TVs, stairs and long carries are included.
How do I pay?
We send your invoice by text or email, and you pay online by card or bank transfer (bank transfer for jobs over $2,000). Payment is due when the job is done and you've walked the site with us. Property management companies are invoiced, Net 30.
What we take
What won't you take?
We can't haul paint of any kind, chemicals, fuels, oils, propane or other pressurized tanks, car batteries, asbestos, or medical waste. We also don't take pianos, pool tables or gun safes right now. Almost everything else is fair game. If you're unsure, text us a photo. Where to take paint and chemicals →
What happens to my stuff?
We sort each load before it goes to the landfill. Whenever possible, usable furniture and household goods go to local donation centers, and metal, cardboard and e-waste go to recyclers.
Do you do teardowns?
Yes: sheds, decks, fences, playsets, trampolines and hot tubs. We take it down, haul off the debris and sweep the site clean. We also pull up and haul off old carpet.
Do you do hoarding, downsizing, eviction or office cleanouts?
Yes. Each has its own page with how we handle it and what it costs. See specialty cleanouts →
About us
Do you work with property managers and realtors?
Yes. We handle trash-outs, bulk trash at the dumpster, eviction set-outs and cleanouts, with published property rates and invoices to your company. Property manager rates and vendor details →

We're based in Rowlett and serve about 25 miles around it, including Garland, Rockwall, Wylie, Sachse, Murphy, Plano, Richardson, Allen, McKinney, Mesquite, Forney, Heath, and Royse City.
